Class III Glazed Creosote Removal, Stonebridge Ranch
The homeowner in Stonebridge Ranch smelled something acrid every time the gas starter kicked in. Our camera scan showed Class III glazed creosote, that hard, tar-like layer that forms when vapors condense on a cool flue surface and bake on over repeated fires. It’s the most dangerous form of creosote because it fuels chimney fires and resists standard brushing. We applied a creosote-modifying agent, let it penetrate for 24 hours, then ran a rotary chain system with polypropylene whips to break the glaze without damaging the underlying clay flue liner. The after photos show bare ceramic from smoke chamber to crown, and the written scope notes zero remaining glaze per NFPA 211 standards.
Smoke Chamber Parging & Soot Removal, Adriatica Village Area
This fireplace in the Adriatica Village area was drawing poorly and smoking into the living room on windy days. The smoke chamber, that inverted funnel above the firebox, was corbeled with exposed brick steps and coated with nearly 3/8 inch of flaky soot. Corbeling creates turbulence that kills draft, and the soot layer was narrowing the throat even further. We removed all loose material with hand tools and HEPA vacuum, then parged the chamber smooth with Chamber-Tech 2000, a refractory mortar rated to 2,200°F that eliminates the steps and creates proper airflow geometry. Draft improved immediately, and the camera footage from the final scan shows a continuous smooth surface from firebox to flue.
Firebox Refractory Panel Replacement & Deep Clean, Craig Ranch
A Craig Ranch homeowner called after noticing cracks in the firebox floor panels and ash falling through into the ash dump below. Cracked refractory panels are a genuine fire hazard, heat and flame can reach combustible framing through the gaps. We removed the damaged panels, found 4 inches of compacted ash and debris in the ash pit that hadn’t been cleared in years, and vacuumed it completely. New 1-inch refractory panels were cut to fit, sealed with high-temp refractory cement, and slow-cured per manufacturer spec. The firebox now meets factory dimensions, and the ash dump operates freely.
Chimney Cap & Crown Rebuild with Full Flue Sweep, Eldorado
The Eldorado neighborhood sees more crown damage than most of McKinney because of the exposed elevation and the wind-driven rain that comes across the open fields west of town. This chimney had no cap at all, and the crown was spalling, concrete flaking off in quarter-inch sheets from freeze-thaw cycling. Water had been running straight down the flue for at least two seasons, carrying soot stains onto the smoke chamber walls and corroding the damper frame. We swept the flue to bare liner, rebuilt the crown with poured concrete and a proper 2-inch overhang with drip edge, and installed a Gelco stainless steel cap with mesh screening. The damper was freed and reseated. Everything is documented in the photo record delivered to the homeowner, Clause 4 of the Haven Standard.
Prefabricated Fireplace Insert Cleaning & Chase Top Replacement, Tucker Hill
Prefabricated fireplaces in Tucker Hill and the newer McKinney subdivisions often get treated like masonry systems, they’re not. This insert had never been removed for cleaning in 8 years of use, and the chase top was rusted through at the collar, letting water pool on the unit’s top plate. We pulled the insert, cleaned the firebox to bare metal, and ran a rotary brush through the co-linear venting system, which is essentially two parallel metal pipes, not a clay flue. The chase top was replaced with a custom-fabricated aluminum unit with a proper storm collar and screening. The unit’s own installation manual specifies annual cleaning; this one was operating with roughly 60% airflow restriction before we started.
Historic Masonry Restoration Cleaning, Downtown McKinney
The historic homes near the McKinney square have chimneys built with soft, porous brick and lime mortar that can’t handle modern Portland cement repairs or aggressive cleaning methods. This 1920s chimney had soot staining bleeding through the exterior brick, a sign of failed interior parging and excessive condensation. We used a non-caustic chemical soot remover formulated for historic masonry, then repointed the exterior with Type O lime mortar, the 1:2:9 mix that breathes like the original material. The flue was swept with natural bristle brushes, softer than poly but appropriate for the older clay tiles, and scanned to confirm no hidden gaps. The work was photographed at each stage for the homeowner’s record and for the McKinney Historic Preservation Advisory Board documentation the owner requested.
